Building a realistic budget for a KL bathroom refit

A line-by-line look at where the money actually goes in a mid-range condo bathroom renovation in Kuala Lumpur.

People often ask us “how much for a bathroom?” and we always give the same disappointing answer: it depends. The honest version of that answer, though, is a list. Here is the list — based on a typical 5 m² master bathroom in a Kuala Lumpur condo.

Demolition and disposal — RM 800 to 1,400

Removing existing tiles, fixtures, and the dump-truck run to take the rubble out of the carpark. Stratas often charge a small lift-permit fee on top.

Waterproofing — RM 900 to 1,600

Two coats of polymer-modified membrane on the floor and at least 30 cm up the wall, with proper curing time between coats. Cutting corners here is the biggest reason people end up renovating again in five years.

Plumbing rerouting — RM 1,200 to 2,800

If you are moving a basin, WC, or shower, you are paying for new supply lines, new drainage, and a partial floor reslab. Keeping fixtures roughly where they were is the cheapest path.

Tiling labour — RM 1,500 to 3,200

Standard 30×60 cm porcelain tiles laid neatly on floor and walls. Large-format slabs, herringbone patterns, or decorative borders add 30–50% to labour.

Tiles and adhesive (materials) — RM 1,800 to 4,800

You can buy decent porcelain at RM 35/m² or premium imports at RM 200/m². Most clients land somewhere in the middle.

Fixtures (WC, basin, shower, mixer) — RM 2,800 to 7,500

Where personal taste shows up the most. Reliable mid-tier sets from brands sold in Malaysia run around RM 3,500. Designer fittings can triple that.

Electrical, ventilation, lighting — RM 600 to 1,500

Shaver point, new ceiling lamp, ventilation fan, sometimes a heated towel rail. Done by our in-house electrician.

Cleaning, grout sealing, handover — RM 300 to 500

Final deep clean, silicone sealing on all wet edges, paperwork, and a walk-through with you to make sure you are happy.

Contingency — 8 to 12% on top

Behind every condo wall there is something nobody expected. Plan for it, and it’s no longer a surprise.

So what’s the total?

Adding the middle of each range you land around RM 14,000 – 18,000 for a competent mid-range refit on a typical condo bathroom. Budget setups can drop below RM 10,000 if you keep plumbing in place and choose entry-level fixtures. Higher-end refits regularly hit RM 28,000+ once stone tiles and designer fittings come in.
